Define Project Objectives
We take time to understand how a facility is used and uncover concerns and shortcomings of the existing lighting system. We develop a customized wish list for the new system and balance it against initial cost, energy savings, maintenance cost, light levels, environmental concerns, aesthetics, safety and visual comfort. Waypoint continuously evaluates the advancement of lighting technologies and takes great care to educate our customers on the the best options. LED is a remarkable technology but we remain vendor (and technology) neutral so that we can offer the best solution for your lighting project.
Our site assessment includes employee interviews, on-site data collection and a review of operations. This overall assessment will help us understand how your lighting system is used by analyzing workflow and usage. It will be necessary for the client to provide certain facility drawings as well as an accurate picture of utility, lighting equipment and maintenance cost. We determine if there are pending changes to the facility that may limit or expand the scope of the project or otherwise change the design parameters. We will also complete a detailed survey of your lighting system. The detailed survey includes recording specific details of each interior and exterior light fixture. Each fixture is logged by fixture type, area,quantity, input wattage, burn hours as well as space activity and use. Complete access to the facility is critical for a comprehensive analysis. We ask about any problems with the existing lighting system that may not be obvious during the assessment. In addition, environmental conditions in the facility are carefully recorded. Factors such as temperature extremes, process chemicals and moisture levels can significantly impact the performance and life of light fixtures.
Incremental Control Savings
Our controls analysis determines what additional incentives and energy savings can be gained through the installation of automated lighting controls. Rarely is one control strategy cost effective for every area of a facility so Waypoint balances incremental cost of installation with the associated savings. Many energy efficiency codes now require automated controls, so let Waypoint make your facility code compliant for years to come.
Waypoint uses a proprietary lighting application tool to compile the details of the onsite assessment into a detailed energy simulation model. This tool allows for an accurate comparison of lighting technologies and how they impact project cost, demand (kW) reduction, maintenance savings, energy (kWh) savings, control and labor savings, environmental impact, utility rebates, tax deductions and other parameters defined by our clients. This model allows us to determine the optimal design of the new system by analyzing alternate system designs. This tool can provide a transparent view of the project by area (interior, exterior, parking, production, warehouse) allowing for smarter energy and CAPEX decisions.

EPAct 2005 (interior lighting) and bonus depreciation (exterior lighting) tax incentive programs for new energy efficient lighting projects are no longer available since expiring at the end of 2017. It is widely believed that these Federal programs will be renewed and made retroactive so we are careful to monitor their status should they, or an alternate program be activated.

After the utility pre-inspection and incentive approval it is critical to have a pre-construction meeting with all facility stakeholders to review the final scope of work before construction. Having everyone on board and understanding the flow of the project makes for a smooth and seamless installation.
Waypoint Lighting makes it a point to work seamlessly around your business' schedule, making sure not to hinder any of your operations. Quite often our crews work at night or during an off shift to minimize or eliminate disruptions to facility operations. Our installation team strictly follows all OSHA required policies and work procedures or those of the owner if more stringent. We strive to work quickly and efficiently without sacrificing the safety of our employees or customers. Second to workplace safety is maintaining a clean work environment. As the project progresses we continually collect and dispose of trash, sweep and vacuum where appropriate and treat your facility as if it were our own.
Very often our customers decide they would like to add to or slightly modify the project scope after seeing the beginnings of the finished product ("The plant manager really likes the way the sensors work and now he wants to add them to the other areas"). We are flexible and happy to discuss changes and will never take advantage of the situation. Simple changes are often implemented with no additional charge.
At the conclusion of a project, as-built documents will be provided. These comprehensive documents will include a detailed, room-by-room final installed scope of work, all specification sheets on installed materials, warranty details and process, and recycling/disposal certificates. We also provide required tax certification documents and warranty administration.
In our designs we also focus on minimizing ongoing maintenance expenses. A new lighting system should last 25 years so you can be confident that the products we choose have the longest life and best warranties in the industry and are supported by companies with known warranty support. By standardizing the types of lighting components used, we minimize the number of components that must be stocked for maintenance. After the completion of the project, customers are given a comprehensive O&M manual for the entire system.
